Rats, so.

The 2nd floor laundry they didn't actually put in. Instead we have a basement laundry room.
However, they have agreed to do the 2F Laundry at their cost, since it was on the floor plan as part of the offer docs.

That is great, but the 2F laundry closet is only 28" deep from what the real estate agent tells me.
I'm having issues even finding a dryer that would physically fit, let alone manage space for the venting.

One idea I had though was for them to take over some space from the adjacent closet. Floorplan section attached. At least then I'd have some space to run the dryer vent...but it would involve a turn or two at least.

Any other thoughts from the home reno braintrust?

You can't just have your characters announce how they feel.
That makes me feel angry!

Yeah 28 depth is nowhere enough. We have one Laundry outlet upstairs, and it's significantly deeper than that, but even then the vent position makes it hard to position to the dryer precisely.

Would going stacked be an option?

Would you keep the dryer/washer connection downstairs?

Yes we are keeping the downstairs one. At least as backup. They did put it in a pretty stupid spot though...basically in a closet downstairs but of course overall we have more space flexibility down there.

I looked into stacked but not sure that fixes the depth issue.

Builder and I are going to meet at the house to discuss at some point but I want to do my research beforehand.

That second floor laundry area looks weird ,
It would be hard to move around all the piles of laundry that will be on the floor  when your 4 kids get old  :rofl:
Where do you pre treat the stains ?
Where the area you would fold the laundry ?
Where the area for ironing ?
I would rather just have a closet upstairs

Pre treat? Iron? Who the hell does that. I just toss it in and let the machines do their magic. My shirts and stuff I get commercially laundry + ironing etc.

As for folding yes we do that. I just toss all the laundry on the bed and fold there. Been doing this for years. ???

The best thing about a second floor washing machine is the amount of damage it causes if it leaks. A friend of mine's father had a washer overflow when they were out, $16k damage to the house.

Mike Holmes tries to convince people to keep them in the basement.

That's because you only have a 1 year old!  We do 5-6 loads a week.  Laundry is on the main floor, side by side, with 6' table on top.  Plenty of folding room.  And when I get interrupted, I can pause, and use my bed for other activities!

 ??? If it gets installed properly how likely is this to happen? A washing machine contains less water than a full bathtub, does Holmes advocate for bathing in the basement too?

Running appliances when you're not home is inherently taking more of a risk.

So laundry in the ensuite bathroom?  May be ok for them.  But for resell, I wouldn't buy a house with the laundry in the ensuite.  But I guess it could be removed, since he has the backup in the basement...

Move the vanity to where the tub is and push the laundry back a little more.

Personally I hate laundry in the basement but ours is on the main level.  Was also at the last house.  It's nice there, beside the kitchen, includes mud room.

Running appliances when you're not home is inherently taking more of a risk.

Appliances fail, especially newer ones. The fill valve can stick open. It'll just keep running water until someone shuts the supply valve. It doesn't take a lot of water to soak drywall.

We had the drain hose pop out of the drain pipe. It was in an unfinished basement at the time, so no issue. The same thing happened at my parent's place. Theirs was on the main floor near the kitchen so they noticed right away, little damage.

In my current house, it's on the main floor. It doesn't run if someone's not home.

That's the ideal setup....we tend to do laundry in the evening while doing other things on the main level, and it's very nice not to be running up and down the stairs to check it, move it along, etc.

It's sad but true.

Nobody uses the tub but they like it to be there.

We had no tub in our previous home,  a few buyers didn't like it but we still sold.   It wasn't a major downside to most.

I think Holmes did this on one of his shows.

Our home has this setup.   Laundry room on main floor with washer and dryer sitting on a tiled platform and surround, all with slight slope to center floor drain.   Seems to be the best of both worlds, but I'm biased.   Our house is also a bungalow, so it's same level as the bedrooms too.

Personally I'd prefer a main floor laundry in any home as, in my experience, you're usually doing laundry whilst doing over things that are likely on the main floor: kitchen, TV, etc...
