Yeah our panel has many words spelled incorrectly  >:(.

I have a friend who went through the program to become an Electrician, and they even had spelling tests!!!

All the labels were wrong on mine,  how is that possible?   I fixed them.

It's fairly neat,  I can trace the wires which is nice.

Squeaking floors oddly don't bug me at all.

Duct ticking though holy :censor:.

OK - we are trying to do this sans buying agent :D

Anything to watch for? I will put everything conditional on buyer's attorney's review and satisfaction.

Any other BS fees to watch for? I realize I am on the hook for tens of thousands in LTT (stupid Toronto)

Title insurance? something called "recording fees" ??? Halp!

No pool here.

Actually per the revised floor plan it is 3300sqft including finished basement and finished attic (!). It did feel a lot bigger than 2700 so not sure what that original marketing material was all about.

100A does worry me a little bit. It feels like the builder cheaped out. Of course I automatically assume the builder will do minimal code on everything that isn't obvious and visible (kitchen cabinets look great tho!)
Should I push for a 200A upgrade in the offer? Hmm.

Gas range, gas heat, gas HWT.

Electric dryer and CAC. Probably won't install CVAC as I prefer to just have a roomba on each floor and a dustbuster.

To upgrade to 200A you will need to upgrade the service wire.  If overhead then not a huge issue.  If underground to the street it could be more than it's worth.  NG furnace, water heater, fireplace.  100A should be fine.  NG gas dryer would definitely do it.
