Yes but then I'd have to get a breaker installed and wired in as well.  And well electricity is going nowhere but UP UP UP.

So I'll stick with gas.

Ouch.  What size of tank?  Is a propane water heater considerably more than a natural gas?

I replaced one about 5 years ago, 60gal I think, $900 installed.

Power vent?   Even natural gas power vent models are $1000 at home depot.   You must have a direct vent,  they are considerably cheaper.

Propane adds $100.  And all the piping needs replacing because of new codes.

Seems reasonable to me.   Tank is $1450 alone.  Install is,, $400,  replacing all the piping is $200 in material.   

I'm about to board a plane when I come back new tank :)

No options to rent?
Ours sprung a leak a couple months ago, changed companies (was with Reliance... much hate there..) replaced with new 50 gal power-vent tank, free install with all new piping for $25.99+ tax/ month.

I believe it was a conventional vent, no longer in that house so I can't check.  Anyway, your installation cost seems reasonable.  I had no idea that power vents were that much more.

The water heater seems to be the only thing that makes sense to rent -- water around here is really hard, so they don't last long
Our house is 18 years old, now on the 4th tank

Well I am in Guelph like Weels and my tank is always full of softened water. Which may be more corrosive than hard water.

We're still on the same tank that came with the house built in 2005. The temperature control has been replaced twice though.
I presume Oakville water is pretty soft as well.

Payback is 4 years on purchase vs rental,  even including the fact I have to replace venting this time.   If it lasts 4 years I'm ahead.   Seems like purchase is better to me.

The one in the house is 9 years old,  I purchased it for  $80 4 years ago.
