Yes but then I'd have to get a breaker installed and wired in as well. And well electricity is going nowhere but UP UP UP.So I'll stick with gas.

Power vent? Even natural gas power vent models are $1000 at home depot. You must have a direct vent, they are considerably cheaper.Propane adds $100. And all the piping needs replacing because of new codes.
Payback is 4 years on purchase vs rental, even including the fact I have to replace venting this time. If it lasts 4 years I'm ahead. Seems like purchase is better to me. The one in the house is 9 years old, I purchased it for $80 4 years ago.
