That makes sense. Minimum frontage by code here is 60' but most suburban lots are 100+

Your numbers got me curious so I checked my garage.....26.5 x 36 but it's actually 100+ years old. It's the only part of the original house that was saved in a 1950's fire.

We live in two different housing worlds.

I’ll close several houses on 40ft lots at over a million dollars this year.

Oh yeah, for sure.  My daughter is renting a 675 sq ft condo in Vancouver that is worth more than my 4700 sq ft waterview home in Saint John.  Don't be too impressed by the 4700 sq ft thing. The house is nearly 70 years old (and was built to look older) and has many of the issues that go along with that.  ;D

Still, the above is a good example of "location, location, location"

Pretty large for “new home GTA” standards.

25x20.


Depth is excellent (I can park my truck inside) width leaves a little to be desired.

Certainly no 25x25.

Lot is only 50 frontage so I had to sacrifice somewhere.

Currant cost per front front in Kitchener is $7600 for a standard lot, so....
our garage is 20x20..."stock" was 18x20 so we paid extra for the 20x20...i wanted 22x20, but the wife didn't want to spend that much extra...ironically, now she wishes we did. :banghead:

One of the things I hate about this house.  The garage is only 20' x 20' .  My camper barely fits.  The van fits.  But a truck won't, but I would never put a truck in the garage, its a work vehicle. 

My townhouse in Burlington, was 22' deep.  That was better. 

But I am glad I don't have pavers!  So much easier to maintain, and clear snow off. 

Looking good Vmango.  I have had a cargo box for 2 years now, still haven't used it! Bought cross bars and everything....

While I’d love more width 20x25 is fine enough. I made the decision to put more space into the house (my office mostly) rather than the garage. Such is life on 50ft frontage.

The picture makes it look much worse that it is and besides, a garage that can park a crew cab pickup isn’t really small. At least not in the GTA. Standard new home double car garage size is 18x20.

Besides, in another few years you'll be sporting that 6 car garage and 2,000,000 sq ft house for us all to drool over. ;D

Haha...I was going to comment 25x20 is pretty sizable for Southern Ontario.   Mine is only 20x20 and I consider it an okay size for two cars.   Mind you I don't keep much in there other than the two cars, garbage pails, bikes (wall mounted) and a snowblower in winter.   Other lawn tools and such are in rear shed and/or unfinished basement.

If I had carte blanche and could build from scratch on my lot, a 3 car (or even 3.5 car) size garage would be top priority!

No, I really like the house with the wood detail above the garage doors, the clean two-car garage with some space for workshop in the back, and the car.  I always liked that generation ML's looks.

A bit more of a classic, timeless look than what's out now. I think it will age really well.

I've been driving this thing for the last couple weeks Mrs. Mango in the MDX until I can clean it out this weekend. Jesus, I really like it. Only frustration seems to be that you can't mute the voice on the navigation system which seems like an oversight.

But I took into Toronto for the raptors game on Monday it it was a joy driving into the City. No replacement for a German car on the highway. Does 140 like nothing at also turned less than 9 L/KM on the drive.

I'm going to be really happy filling this tank with diesel and not premium like in the MDX. It's going to be at least half as expensive to run (fuel wise).

There must surely be a way.  I know on the Tundra, I had to dig pretty deep into the sub menus before I found the little checkbox that turns off voice commands when navigating. 

I got it back from the dealership after its service last week, and I guess they had updated stuff and voice commands were turned back on.  It took me a little while to remember where to go to turn them off. 

Okay, try this.  It may be for a different unit/car, but it's worth a try:  WHILE the navigation voice is speaking, press MUTE on the steering wheel.  If you press it right as the voice is speaking, it should mute it for the rest of the trip.  Still not as good as turning it off permanently, but better than nothing, I suppose.

No, I literally went through every single line in the computer and settings....even for unrelated stuff in case it was buried. No option to mute overall. So strange.

Weird. In my case pressing volume arrows on the steering wheel WHILE it's talking will adjust the GPS sound.
